Section 1 sealing is complete. Marble Crest & Stonegate Falls (one-way) will open Wednesday around 8am. Additional trash pickup after 9am.
The street resealing project will begin on Monday, March 18, and go through at least April 9th, weather permitting. Sealing will begin with the back of the neighborhood and work through the main entrance, completing the main entrance to the Clubhouse pathway during Pasco County Schools Spring Break (3/25-3/30). The full schedule and a map showing the exact work sections are included below.
Each street or street section will be closed for two days. The first day for the sealcoating process with two coats of sealer and the second day for striping. It needs a full 24 hours to dry and will be opened later in the second day. Flaggers will be present to direct traffic when actively working and for the long one-way stretch on Marble Crest, 7am - 7pm.
The back entrance to the neighborhood on Wilson Road (see map) will be open for the duration of the project, beginning 3/20 to allow access to parts of the neighborhood that cannot be reached from the front during closures.
What Homeowners Need to Do Before/During Their Road Closure:
Irrigation - Turn off irrigation, i.e., lawn watering, while the project is in progress.
Vendors - Please reschedule any non-essential vendors and inform others of how and when they can access your home.
School Transportation - If your child is not on spring break that week, make plans for an alternate pick up/drop off area.
Medical Transportation/Emergencies - If someone in your home gets routine/pre-scheduled pickup at the home due to a medical condition, please notify Jeff D'Amours at [email protected] by 3/8. Obviously, emergency services will be permitted to enter the closed area.
Deliveries - The HOA has notified common services of entries/exits during the project, but do not expect deliveries while your street is closed.
Vehicles/Parking - Move any vehicle you need to drive or have parked in the street by 7:30 am. Any vehicles parked on the road or within 50 feet of the barricades will be towed at the owner's expense at 8am daily.
While your street is closed, you may park on any open street (even numbered side only).
You may not park in the areas split into one-way traffic (see Stonegate Falls, Marble Crest, Falling Rock and Diamond Falls) while either lane is being resealed.
Even if the other side is being sealed or you do not need your car, overspray could travel up to 50ft.
You may park overnight in the clubhouse parking lot or on the field to the right of the clubhouse, except during Section 4
Do not park vehicles within 50 feet of road sealing as they could still get overspray, even in your driveway.
Other Things to be Aware of:
4/4 & 4/5 - Section 8 - There is no parking on one-way street sections. You may park on even side of Stonegate Falls or any other open sections, BUT DO NOT PARK ON THE GRASS.
4/5 & 4/6 - Section 3 - A section of Stonegate Falls will be closed to traffic. Residents of Falling Rock, Silver Mill, Granite Ridge & Diamond Falls will use the Back Entrance
Each day, please check the map to understand which entrance will allow your entrance/exit to your home.
Wilson Road Entrance - Please drive carefully on the section of dirt road just outside the gate.
You absolutely cannot drive on the roads until the seal coats are fully cured, i.e., during the 24+hour closure.
For those inclined to ignore the barricades:
Until it is fully cured, the seal coating will stick to your tires, coming up in strips and possibly damaging your tires and paint, as well sticking to your driveway. Neither the HOA, nor the vendor will be responsible for damage to cars or cleaning of driveways if you bypass the road closures.
You will be held responsible for any cost associated with having to reseal the road. Since there will be a trail of pulled up seal coating leading to/from your home, it will be obvious who is responsible.
If it rains during the project, the street impacted will move to the end of the schedule rather than pushing all the other dates back.
