Stonegate Street Re-Sealing Project – What you need to know
Weather permitting, the street resealing project will begin on Monday, 3/18. The front entrance areas of the community will be done first to ensure that streets are re-opened by 3/25 when the public school spring break is over. Each street or street section will be closed for two full days - a primer will be applied first, followed by two coats of sanded seal coating. This is a much more durable coating that what was used the last time the streets were sealed, but because of that requires more time to dry and cure.
What Homeowners Need to Do Before/During Their Road Closure:
⦁ Irrigation - Turn off irrigation, i.e., lawn watering, while the project is in progress.
⦁ Vendors - Notify your vendors for lawn service, pest control, etc. regarding which days they won't be able to service your home, and that they may need to use the back entrance.
⦁ School Transportation - If your child is not on spring break that week, make plans for an alternate pick up/drop off area if they get transportation.
⦁ Medical Transportation/Emergencies - If someone in your home gets routine/pre-scheduled pickup at the home due to a medical condition, please notify Janet MacNealy at [email protected] by 3/8. Obviously, emergency services will be permitted to enter the closed area.
⦁ Deliveries - Plan for the likelihood that you won't get package delivery or mail service on the days your road is closed.
⦁ Vehicles/Parking - Move any vehicle you need to drive or that's parked in the street by 7:30 am. Any vehicles parked on the road or within 50 feet of the barricades will be towed at the owner's expense.
⦁ While your street is closed, you may park on any open street (even numbered side only).
⦁ You may not park in the areas split into two lane sections (see Stonegate Falls, Marble Crest, Falling Rock and Diamond Falls) while either lane is being resealed because those are intended to allow one-way travel to otherwise inaccessible streets.
⦁ There will be flagmen present from 8 am - 11 pm on those days to direct traffic.
⦁ Except during the Section 3 closure, you may also park in the clubhouse parking lot or on the field to the right of the clubhouse.
Other Things to Be Aware Of:
⦁ The front entrance will be closed 3/18-3/19 since it is part of Section 1. While it is closed, all traffic must enter and exit from Wilson Road using the back gate at the end of Falling Rock Drive. Once the front gate is reopened, you will only be able to use it if your entire route to/from the gate is open, e.g.,Sunny Ledge will be able to use it as of 3/20, then Blueslate as of 3/22, etc.
⦁ Please be aware there is a manhole cover just outside the back gate that sticks up by several inches. We will be placing a cone and sandbags around it to warn drivers to avoid it.
⦁ You absolutely cannot drive on the roads until the primer and seal coats are fully cured, i.e., during the 48-hour closure.
For those inclined to ignore the barricades:
⦁ Until it is fully cured, the seal coating will stick to your tires, coming up in strips and possibly damaging your tires and paint, as well sticking to your driveway. Neither the HOA nor the vendor will be responsible for damage to cars or cleaning of driveways if you bypass the road closures.
⦁ You will be held responsible for any cost associated with having to reseal the road. Since there will be a trail of pulled up seal coating leading to/from your home, it will be obvious who is responsible.
⦁ If it rains during the project, the street impacted will move to the end of the schedule rather than pushing all the other dates back. The only exception to this is if it rains on the day the project begins - in that case, the whole project will be pushed back. For example, if it rains on a Section 4 day, Section 5 will still be sealed 3/27-3/28. Section 4 would be rescheduled to 4/5-4/6.
⦁ Communications regarding schedule changes will be sent by email and posted to StonegateFL.com.
